What our reports are
Our reports and rankings are market analyses generated from property characteristics, pricing data, and aggregate market trends. They describe the likely demand profile for a property. They are not advertising advice and must never be used to target, prefer, limit, or exclude any person or group based on race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, age, marital status, source of income, veteran status, or any other legally protected characteristic.
How the product enforces this
- Race, color, religion, national origin, and disability data are never used, they are not even loaded into our systems.
- Every piece of publishable marketing content (MLS remarks, ads, social copy, listing websites, postcards) passes an automated fair-housing compliance check before it can be generated or published. Content that targets or excludes people-groups is blocked, not published.
- Ad guidance is built for platform housing rules: Special Ad Category declaration, broad audiences, ≥15-mile radius, no demographic or lookalike targeting.
- Free-text input that attempts to steer marketing toward or away from protected groups is automatically removed and logged.
- Every generated output carries a Fair Housing notice, and an audit log records every generation and compliance check.
Your responsibility as an agent
You are solely responsible for reviewing and editing all generated content before publication and for complying with the Fair Housing Act, applicable state and provincial laws, MLS and board rules, the REALTOR® Code of Ethics, and advertising-platform policies. Market to the property's features, price, and financing math, never to or away from any group of people.
